How to compare apartment quotes
- Get the same move-in date, exact apartment, lease term and itemized fees in writing.
- Add base rent, required monthly fees, utilities, parking, pet costs and insurance. Include internet in utilities if it is not already included elsewhere. Count each charge once.
- Multiply the ordinary monthly costs by lease months, add nonrefundable one-time charges, then subtract the total written rent concession for that lease.
- Divide that entered lease cost by lease months to get a monthly average. Your actual bills depend on when credits apply; use the ordinary monthly amount to plan cash flow.
- Keep refundable deposits separate from cost. You still need cash to pay them, and any refund depends on the lease and deductions.
How do I enter six weeks free?
Ask the leasing office for the exact dollar credit and schedule. Enter that total dollar credit once. Do not reduce base rent and also enter the same concession. Confirm conditions, including whether ending the lease early changes the credit.
What is missing from this comparison?
