How to Find an Apartment Remotely Before Leaving Texas A&M

You accepted the job. Congratulations. Now there is one small logistical problem: you are still in College Station, your new job is in Dallas, Houston or Austin, and you do not have time to make a special apartment-hunting trip.

Good news, Aggs: you may not need one.

A well-run remote apartment search can take you from “I have no idea where to live” to a short list, virtual tours and even an application without leaving Aggieland. 1. Start With the Area, Not the Apartment

Remote searching does not change Howdy’s most important rule: choose the area before choosing the apartment.

The right neighborhood may offer the social life you want, walkability, trails, restaurants, gyms, churches, entertainment or simply a much better daily routine. Howdy explains why an area makes sense before asking you to choose among apartments inside it.

That matters even more remotely because a beautiful apartment website tells you very little about whether you will actually enjoy living in that part of the city.

3. Watch Detailed Videos Before the Virtual Tours

Grant prefers apartment videos that feel real rather than overly polished. A useful video should not show only the gorgeous model kitchen and disappear. It should help you understand the everyday experience: the lobby, elevators, parking garage, exterior, pool, gym, coworking areas and other amenities.

That kind of footage can sometimes be more useful than a rushed in-person tour because you can replay it and listen to Grant’s observations about the property.

Howdy will not have every floor plan at every property on video. A video may feature a model plus one or two additional layouts. That is why the next step matters.

4. Virtually Tour Only the Best Finalists

For a remote search, Grant generally prefers a final virtual-tour list of about three to five apartments.

There is little benefit in virtually touring 10 or 15 properties after the list has already been intelligently narrowed. Too many choices can create more confusion rather than more confidence.

Virtual-tour quality also varies by property. Some leasing teams give excellent live tours and show the details a renter actually wants to see. Others may provide a limited walkthrough, prerecorded video, phone call or email instead. A weak virtual tour does not automatically mean the apartment itself is weak.

If Howdy already knows the property well, has detailed videos and has seen strong experiences from previous renters, the apartment may remain a finalist. Sometimes simply rescheduling with another member of the property staff produces a much better tour.

Grant generally prefers scheduling live virtual tours during the workweek when possible because staff availability tends to make the process easier. Saturday tours can work too; Sunday virtual touring can be less predictable.

5. Understand What You Are Actually Seeing

There is an important distinction between a property video, a model apartment, a comparable floor plan and the exact apartment you will lease.

If your future unit is still occupied, the property may not be able to walk through that exact apartment. Instead, ask to see the same or a similar floor plan that is currently available for touring. Confirm the important differences rather than assuming every unit looks exactly like the model.

A strong remote decision uses multiple pieces of information together: Howdy’s property knowledge, Howdy’s videos, the property’s live virtual tour, the floor plan, current availability and the actual quote for the unit you are considering.

6. Pay Attention to the Things Marketing Photos Leave Out

Apartment websites are designed to make apartments look good. That is their job. But a remote renter should not assume the best photograph on a website represents the complete everyday experience—or the exact available unit.

Look beyond the glamorous images. How is the parking arranged? Is it a garage? How do you enter it? What do the elevators and lobby look like? What is immediately outside the property? What are the common areas really like?

This is where raw, detailed video becomes valuable.

It is also why Howdy puts the neighborhood decision first. In areas with meaningful block-by-block variation, a renter considering a less familiar property may benefit from seeing the immediate surroundings personally. An older apartment that Howdy has not toured or filmed extensively may also deserve more in-person scrutiny.

Remote leasing should make your search easier—not force you to ignore your own comfort level. If you still do not have enough information, choose another finalist or go see it in person.

7. Use Social Location and Management as Tie-Breakers

What if two apartments look equally good on a screen?

Grant’s first tie-breaker is the social location. Which one puts the Aggie in the better position to build the life they actually want after leaving College Station?

Right behind that is management quality. Howdy’s familiarity with the management company and property matters because the apartment experience continues long after the tour is over.

Resident events are another major factor. A property that consistently creates opportunities for residents to meet one another can have real value for a recent graduate moving into a city alone.

The prettiest backsplash does not automatically win. Post-A&M life is bigger than the backsplash, Aggs.

8. Confirm the Actual Numbers Before You Apply

When you identify the apartment you want, stop relying on screenshots from three days ago. Confirm the current offer.

At minimum, Grant recommends confirming the base rent, concession or special, effective rent when applicable, move-in date, lease term, parking arrangement and cost, recurring monthly fees, and deposits or application-related charges.

Pricing, availability and specials can change, so the information should be reconfirmed for the actual unit and lease term you are considering.

Texas rental applicants should also review the property’s tenant-selection criteria before applying. Texas law requires landlords to make their tenant-selection criteria and potential grounds for denial available when providing a rental application. Those criteria can include income, credit history and previous rental history.

9. A Remote Search Can Be a Same-Day Search

If you accepted a job late and need to move quickly, do not assume apartment searching requires a weeklong project.

Grant says that on a Monday-through-Thursday morning, for example, Howdy can sometimes narrow the areas and apartment choices quickly and arrange three virtual tours for that afternoon, provided the properties have staff and time slots available. The Aggie may be able to apply that same day.

The main variable is usually tour availability at the properties—not the Howdy narrowing process.

Once you find the right apartment and have verified the deal, unnecessary delay can work against you because the unit, rent or concession can change. That does not mean making a rushed decision. It means doing the research first so that when the right choice appears, you are prepared to act.

10. Finish the Application—Including the Required Payments

Once you choose the apartment, it is application time.

The property will typically provide an online quote or application path. Complete all required application steps and required payments; do not assume that filling in the form alone necessarily completes the process.

The Texas Apartment Association notes that rental applications commonly involve an application fee used for screening and may also involve an application deposit depending on the property. The property’s own written criteria and application instructions control the specific process.

After submission, the property staff generally takes over the approval process. Howdy does not normally manage the property’s screening or approval, but the Aggie can contact Howdy again if something becomes confusing or appears stalled.

Do not panic simply because approval is not instantaneous. Grant has seen approvals take several days. Texas law also contains specific rules governing application acceptance/rejection timing, so the property’s process may extend beyond a day or two.

11. Howdy Is Still There After You Apply

Most Aggies can handle the remaining steps directly with the apartment community. You are an adult now, after all—even if Mom still asks whether you remembered to set up electricity.

But Howdy remains available if you need help. Common post-application questions include electricity-provider setup or what to do when the renter has applied but has not heard back from the property yet.

If Mom or Dad is involved in the move, that is fine too. The goal is for everyone to have enough information to feel comfortable with the decision.
