Alright y’all, let me break this down because nobody really told me this at Texas A&M. When I first graduated and started looking for apartments in Dallas/Houston/Austin, I thought you could just show up whenever and the prices would be about the same. WRONG. Timing matters. And it can save (or cost) you a LOT of money.

🏠 Apartment Leasing = Seasonal

Apartment hunting is a little like football season – there’s a high-energy time when everyone’s moving, and then there’s the quieter “off-season.” In Texas cities, the busy season is usually May through August. Why? Because college grads (like us Aggies, Hook ‘em, and even the Red Raiders) are all flooding the job market, families are moving before school starts, and apartments know demand is up.

➡️ If you tour in the summer, you’ll find more availability and fun specials to lure you in. You might even get perks like waived application fees or gift cards. BUT, rent prices tend to be higher because competition is fierce.

🍂 Fall & Winter = Sneaky Smart

Now here’s where the sneaky tip comes in. If you can hold off and tour in the fall (September–November) or even winter (December–February), you can find better deals. Apartments HATE having empty units in the slow season.

➡️ If you tour during these months, you’re more likely to score a lower base rent or lock in a sweet discount. The downside? There might be fewer units available with your dream floor plan.

📅 Spring = The Middle Ground

March–April is kind of the “middle season.” Prices are reasonable, and more units start opening up as people gear up for summer moves. If you’re flexible, spring can be a solid time to shop.

👔 My Aggie Reality Check

When I first graduated, I thought I had to lock something in ASAP right after finals. But honestly? I would have saved hundreds if I had just waited a couple of months. Apartments aren’t going anywhere, and deals get better if you’re patient.

So if you’re a new Aggie grad and want the best combo of selection and price, here’s my ranking:

Fall/Winter (Best Deals 💰)

Spring (Balanced ⚖️)

Summer (Most Options, but Higher Rent 🔥)
