One of the biggest lessons I’ve learned as a new Texas A&M grad stepping into the “real world” is this: apartment hunting is all about timing. 🏡

When you move from College Station to a big city like Dallas, Houston, or Austin, rent prices can be a shock. But if you understand when to search and sign a lease, you can save hundreds (sometimes thousands) of dollars over the year. Here’s what every new Aggie grad should know ⬇️

👉 1. Start Your Search 60–90 Days Before Moving
Most apartments post their availability about 2–3 months in advance. This gives you the sweet spot to:

Compare prices at multiple complexes

Lock in specials or discounts before they expire

Avoid last-minute panic leases where you end up overpaying

Aggie Tip: If you wait until 2 weeks before move-in, you’ll likely only see the most expensive units left.

👉 2. Avoid Peak Moving Season (June–August)
Summer = the most expensive time to move. Why? Because everyone is moving—students, families, and new grads all at once. Prices spike, specials disappear, and competition is fierce.

If you can, aim for a fall or winter move-in (October–February). Apartments often drop prices and throw in perks like 1–2 months free rent, waived deposits, or free parking to fill empty units.

👉 3. Shop Around the End of the Month
Apartments have quotas to hit. Leasing agents are often more flexible with pricing or specials toward the end of the month when they’re trying to meet goals.

Aggie Tip: Don’t be afraid to ask, “Is there a manager’s special or end-of-month discount right now?”

👉 4. Look for Lease Takeovers or “Look-and-Lease” Specials
Sometimes, other renters need to break their leases early. Taking over their lease can score you a lower rent than signing a brand-new lease.

Also, many apartments offer “look-and-lease” deals (like waived fees or $500 off if you sign within 24 hours of your tour). Just make sure you actually like the place before jumping on it.

👉 5. Be Flexible With Your Move-In Date
If you can shift your move-in by even 2–3 weeks, you may land a better deal. For example:

Moving September 1? Expect higher demand.

Moving mid-September? Apartments may be desperate to fill vacancies and more willing to negotiate.

👉 6. Know the “Renewal Trick”
This is for later down the line, but important: when your first lease ends, apartments usually raise rent. Instead of just accepting the renewal, check pricing at nearby complexes and bring those numbers to your leasing office. Often, they’ll lower your increase to keep you.
