Everyone kept telling me, “The Heights is perfect for young professionals,” but I quickly learned there are two main parts to it — Greater Heights and Lower Heights.

Both have that charm Aggies love, but they each come with their own vibe, price points, and lifestyle perks. Here’s what I found out as I explored both sides.

🌳 Greater Heights – Classic, Laid-Back, and Community-Focused

If you picture yourself living in a bungalow under big oak trees with cozy coffee shops around the corner, Greater Heights might be your spot.

The Vibe: It’s more residential and quiet, with a true neighborhood feel. Think morning joggers, young families, and Aggies who want a slower pace while still being close to the city.

Housing: More townhomes and traditional homes, with apartments sprinkled in. Rent tends to be a bit higher if you want that central, historic Heights charm.

Lifestyle: Farmer’s markets, quaint boutiques, and walkable restaurants like Eight Row Flint or Coltivare. If you want your weekend to feel less “downtown party” and more “Sunday brunch & brewery,” this is your spot.

Commute Factor: Closer to major freeways like I-10 and 610, so you can zip to Downtown, Memorial, or even the Energy Corridor fairly quickly.

💡 Aggie Takeaway: Greater Heights feels like a grown-up extension of College Station — laid-back, friendly, and perfect if you’re career-focused but not chasing nightlife every night.

🍻 Lower Heights – Trendy, Social, and City Energy

Now if you’re fresh out of Aggieland and looking for more action, Lower Heights is where things heat up.

The Vibe: Trendy, newer, and more social. A lot of recent grads and young professionals choose this area because it’s walkable and buzzing with energy.

Housing: Lots of new-build apartments and mixed-use developments. Prices can actually be a little lower here than Greater Heights, especially if you’re okay with a smaller space.

Lifestyle: You’ve got gyms, rooftop bars, breweries, and spots like the Heights Mercantile shopping area and MKT. Nights are lively, and you’re closer to Washington Ave. nightlife if you want to go out.

Commute Factor: Super close to Downtown and the main business districts. If your office is in Midtown, Downtown, or the Medical Center, Lower Heights makes sense.

💡 Aggie Takeaway: Lower Heights feels like the “first stop” after graduation — modern, social, and full of opportunities to meet other young grads in the same boat.
